A level II chimney inspection is one of the most comprehensive evaluations available and is required in a number of critical situations. When buying or selling a home, a level II inspection ensures that the chimney and venting systems are structurally sound, and free from hidden defects that could pose a risk to the new occupants.
After any chimney fire, even one that appears minor, a level II inspection is essential. Similarly, following an earthquake, severe storm, or any other significant weather event, the chimney structure may have shifted, cracked, or sustained damage that compromises its integrity and safety.
A level II inspection is also necessary whenever changes are made to your heating system or fuel type, such as switching from wood to gas or installing a new insert or appliance, as these changes alter the way combustion gases travel through the system and can introduce new risks if the chimney is not properly evaluated.
Creosote is a tar-like byproduct that forms when wood smoke cools and condenses on the inner walls of your flue. It exists in three distinct stages.
• First-degree creosote is a light, flaky deposit that is relatively easy to brush away.
• Second-degree creosote is a harder, tar-like coating that requires more aggressive cleaning methods.
• Third-degree (glazed) creosote is a dense, shiny buildup that is extremely difficult to remove and can drip down the flue when heated, spreading fire risk further.
All three stages are combustible, but third-degree deposits can ignite at surprisingly low temperatures and burn at over 2,000°F - hot enough to crack terra cotta flue liners, warp steel, and compromise the structural integrity of your chimney.
Beyond fire risk, heavy creosote buildup restricts airflow, causes poor drafts, and produces carbon monoxide that can seep back into your living space. Regular professional sweeping removes creosote before it progresses to its more dangerous stages.
Chimney inspections are classified into three levels, each progressively more thorough.
• A level I inspection is the standard annual check - our technician visually examines all accessible portions of the chimney interior and exterior, checking for proper clearances, basic structural soundness, and the absence of deposits or obstructions.
• A level II inspection is required whenever you buy or sell a home, after any change to the system (such as switching fuel types or installing a new liner or insert), or following any event that may have caused damage. These include everything in a level I plus a video scan of the interior flue using specialized camera equipment to identify cracks, spalling, mortar joint deterioration, and other issues not visible to the naked eye.
• A Level III inspection is the most invasive and is only recommended when a level II reveals hidden damage. It may involve removing portions of the chimney structure, walls, or ceiling to gain access to areas of concern.
A standard chimney sweeping appointment typically takes between 30-90 minutes. The size and height of your chimney, the type of fuel you burn, and the overall condition of the flue all affect the time required. A chimney that has been well-maintained and swept regularly will generally take less time than one with heavy creosote deposits or a long history of deferred maintenance.

Throughout the cleaning process, we use sealed, commercial-grade HEPA vacuum systems that continuously capture soot, ash, and debris as they are dislodged from the flue walls - preventing particulates from becoming airborne or settling on your belongings. Our brushing techniques are designed to work in conjunction with the vacuum system so that virtually no debris escapes into your living area.
Once the work is complete, we carefully pack up all equipment, dispose of collected debris off-site, and do a final inspection of the work area to ensure everything is tidy.
Absolutely - in fact, a chimney that has sat unused for an extended period can present just as many hazards as one that has been used heavily. Over time, even without regular burning, a number of problems can develop silently inside a chimney.
• Animals such as birds, squirrels, and raccoons frequently nest in unused flues, creating blockages that can lead to dangerous carbon monoxide backup into the home when you do light a fire.
• Moisture is another major concern - water infiltration through a deteriorating crown, damaged flashing, or an improperly sealed damper can cause mortar joints to crack and crumble, spall the clay tile liner, and even introduce mold into the chimney structure.
• If your home was built several decades ago, the original flue liner may have degraded to a point where it is no longer considered safe for use without repair or relining.

Preparing for a chimney sweeping appointment is straightforward, and we've designed our process to minimize the burden on you as much as possible. The most important step is to ensure your fireplace has not been used for at least 24 hours prior to our arrival - this allows the firebox and any remaining ash to cool completely, which is both a safety requirement for our technicians and a condition of most equipment warranties.
If possible, please remove any loose items such as decorative logs, fireplace tools, or accessories from directly in front of the hearth to give our technicians easy access. Clearing a path through any hallways or rooms we'll need to pass through is also helpful. If you have pets, we ask that they be kept in a separate area during the appointment, as our equipment can be startling to animals and we want to ensure their safety as well as an efficient work environment.
