Over time, exposure to rain, wind, UV rays, and temperature swings causes mortar to shrink, crack, and crumble away from the joint face.
Tuckpointing (also called repointing) is the process of carefully removing deteriorated mortar from the joints between bricks - typically to a depth of ¾ inch to 1 inch - and replacing it with fresh, color-matched mortar.
Your chimney typically needs tuckpointing when you notice mortar joints that appear recessed, cracked, crumbling, or have visible gaps between the brick and mortar. You might also see white staining (efflorescence) on the brick surface - a telltale sign that water is moving through the masonry.
As a general rule, chimneys should be inspected every year, and tuckpointing should be completed whenever mortar joints show signs of recessing, usually after two or three decades. Catching it early is always far less expensive than dealing with the damage that follows.
In the majority of cases, individual or small sections of damaged bricks can absolutely be replaced without tearing down and rebuilding the entire chimney. When only a handful of bricks are spalling, cracked, or badly deteriorated, a skilled mason can carefully remove those specific bricks, clean out the surrounding mortar bed, and set new matching bricks in their place using proper mortaring techniques.
The key is matching the replacement bricks as closely as possible to the originals in terms of size, texture, color, and - critically - hardness. Using a brick that is significantly harder than the surrounding masonry can cause stress to transfer to the older bricks, accelerating future damage. This is why working with an experienced masonry contractor matters.
A complete rebuild becomes necessary when the deterioration is widespread across a large portion of the chimney, when the mortar joints throughout have failed to the point where the structure lacks cohesion, or when the chimney has developed a visible lean or settlement.
Water is, without question, the single greatest enemy of masonry. Brick and mortar are naturally porous materials, meaning they absorb moisture from rain, dew, and snow melt. Once inside the masonry, that water begins a slow but relentless cycle of deterioration. In cold climates, the damage is dramatically accelerated by the freeze-thaw cycle. Over multiple seasons, this leads to spalling (where the brick face flakes or pops off), crumbling mortar joints, and eventually structural compromise.
Beyond freeze-thaw damage, persistent moisture inside a chimney creates ideal conditions for efflorescence (white mineral deposits), biological growth like moss and algae, rust staining from embedded metal ties, and interior water intrusion that can damage ceilings, walls, and framing.
Prevention involves several layers of protection working together.
• The chimney crown should be intact and properly sloped to shed water away from the flue.
• The flashing must be properly installed and free of gaps or rust.
• Failing mortar joints should be repointed before water can reach the brick core.
• A quality breathable waterproofing sealant should be applied to the exterior masonry.
Freeze-thaw damage is one of the most destructive and most misunderstood forms of masonry deterioration. It occurs when moisture that has been absorbed by brick, mortar, or the chimney crown freezes during cold temperatures. As water transitions to ice, it expands, and that expansion generates pressure that forces the masonry apart from the inside. This results in spalling, flaking, hairline cracks, and eventually larger fractures and structural breakdowns.
What makes this process so damaging is its repetitive nature. In a single winter season, a chimney in a cold climate may experience dozens or even hundreds of freeze-thaw cycles as temperatures fluctuate above and below freezing. Each cycle compounds the damage from the last, and what begins as minor surface spalling can progress to deep brick deterioration and mortar joint failure within just a few seasons if left unaddressed.
